An Assured Shorthold Tenancy allows you to let a property with the knowledge that your tenant has to vacate it on the date agreed and that the Court will order the tenant to leave it if he/she refuses to leave at the end of the agreed period. In this way both the landlord and the tenant know the length of the tenancy. So long as you have complied with the provisions of the Housing Acts of 1988 and 1996, you should have no problems.

The agreement includes the new deposit scheme.

It is important to note that you are not entitled to evict a tenant, this can only be done with a Court Order.

The instructions are straightforward and if you follow them you should have no problems.

The pack contains

• 2 Assured Shorthold Tenancy Agreements.

These can be used for a furnished or unfurnished property, and can be for a fixed term or can continue from week to week or from month to month.

They are considered to be fair in respect of Unfair Contracts Legislation.

• 2 Notices of Repossession of an Assured Shorthold Tenancy.

Your tenant is entitled to always receive 2 months notice in writing as long as they adhere to the terms of the Agreement. It is advisable to give the tenant the Notice of Repossession at the same time as the Agreement to be sure that at least 2 months notice is given.
